"I need a realistic estimate for build cost for this. I posted what I have budgeted, but I don't know what the market will offer for this. Please give your best estimated fee. There is the possibility to pay more if required.

I already have mock-ups for every screen of Property Scout and now need them converted into a fully functioning desktop web application. The core workflow is:

• Secure email-and-password sign-in
• Role-based access (Admin and Client)
• Management of reusable search filters with Location, Listing and Analysis sub-pages
• Real-time property matches pulled from the StellarMLS API
• Interactive analysis tools, saved favourites and exportable reports

Everything must run smoothly in modern desktop browsers; mobile optimisation is not required for this phase.

You are free to recommend the most cost-effective, scalable stack—Bubble, React/Node.js, or another framework you trust—so long as the final product is easy to maintain and can grow with additional features later.

I will share the complete mock-ups (beyond the attached login screen) once we have a signed NDA. I can provide mock-ups to developers that get short-listed.

On delivery I expect:
• Source code in a Git repository
• Brief setup/hosting instructions
