"I need a desktop-only application that runs without any internet connection on Windows 7 and Windows 10. The goal is to keep every aspect of my local apartment complex organised from one place, even though each unit is rented by the bed rather than as a whole apartment.
Core workflow
• Register apartments, break them down into rooms, then into individual beds (e.g., a three-bed bedroom a two-bedroom apartment).
• Assign tenants to beds while capturing move-ins, move-outs, and any later transfers between beds, rooms, or even other apartments—each change must be logged with dates and an optional note.
• Record rent payments per bed, deposit, or date range, and keep an outstanding balance that I can check at a glance.
• Track service payments such as electricity, water, gas, internet, etc., allocating costs per tenant as apartment meters display every month . (electricity 1 kw=x$ water 1m3=x$ etc..._
• Log maintenance requests and their resolution dates, with the ability to attach cost, technician name, and photos/files stored locally.
• Maintain a detailed inventory for every unit: TV, stove, modem, fridge, kitchen table, chairs, and any other furniture or appliance I list. Keys must be tracked too—main entrance, apartment, bedroom, closet—so I always know who holds which key.
• Generate printable or PDF reports for tenants, balances, asset lists, and maintenance history.
Acceptance criteria
1. Works fully offline on Windows 7/10 with a single-file local database (SQLite, embedded SQL Server, Mumps or equivalent).
2. Intuitive UI: apartment → room → bed hierarchy visible in one click.
3. CRUD operations for tenants, payments, inventory, keys, and service charges.
4. Movement tracking stores historical logs that cannot be edited after saving, only appended.
5. Backup/restore function to an external drive.
I am open to the stack you prefer—C#, Java, Mumps or Python with a lightweight GUI toolkit—provided the final deliverable is a simple installer or a portable folder I can copy to any PC. Source code is required so I can maintain the software long term.
