About Me
I am a Ray White real estate agent based in Rochedale South, Brisbane. I want a new, custom-built website (no templates) that is modern, fast, responsive, and aligned with Ray White branding (clean design, plenty of white space, subtle use of yellow, professional typography). The site must work as a lead-generating tool, not just a brochure. I want a mobile friendly design as well
Core Features
1. Property Listings & Uploads
Manual upload process (no CRM feed).
Each property must have a unique URL (e.g., [login to view URL]) for SMS/social sharing.
Backend property uploader must be simple, streamlined, and efficient.
Each property page should include:
Image gallery with lightbox.
YouTube video (preferably modal/lightbox, open to advice).
Full property description.
Floorplan preview.
Downloadable documents (all-in-one zip + individual files). Only one lead capture required per property, not per file.
“Make an Offer” form styled like JotForm (multi-step UX).

2. Gated Downloads & Lead Capture
Buyer downloads (contracts, B&P, etc.) gated by a form capturing name, email, mobile.
Seller lead capture flow:
Enter property address (must be recorded even if user doesn’t continue).
Then enter name, email, mobile.
Receive automated suburb sales report (with median prices, days on market, recent sales, and price ranges).
Ideally automated; no manual report creation each time.
3. AI Chatbot (Optional but Preferred)
Chatbot to guide sellers through an appraisal conversation.
Collects property details, shows recent sales data, and saves conversation for follow-up.
