"I have an existing real-estate website running on core PHP, JavaScript and MySQL within a typical cPanel setup. It has begun to show its age, so I need a full round of fixes and a handful of fresh features rolled out together.

First, the housekeeping:
• Every broken link or 404 must be traced and resolved.
• Out-of-date copy and images need replacing across the public pages.
• Speed is critical; please optimise queries, minify assets and leverage any server-side caching available in cPanel until the site scores noticeably better on Lighthouse/GTmetrix.

Once the foundation is stable, the real development begins. I want a set of brand-new admin pages—essentially every section that touches the database, from user, property and sales management through to any future modules—built with clean CRUD logic, server-side validation and role-based access. Alongside that, a secure payment-gateway integration has to be wired in so agents can settle their listing fees without leaving the site.

Deliverables will be:
1. Updated source code deployed to a staging folder in the same cPanel account.
2. SQL upgrade script(s) for any new tables or fields.
3. Brief documentation outlining where files were changed, new endpoints, and gateway configuration steps.
4. A final hand-off session to confirm no broken links remain and page-load time targets are hit.
