"Hey all!! Like the project name says, I want a luxury property management website:

Website Information:

- An “About Us” Page introducing who my company is. My company is a luxury property management company that takes care of guests on comfort. My aim is to build a community of luxury where guests feel at ease in their apartments; as well as Landlords, deal acquirers, and investors are able to select the right property for them. My brand is the gateway to luxury real estate, and we hope to increase our guest’s comfort, as well as our investor’s portfolio, and Landlord’s stock management. Our main short - medium term serviced accomodation property is situated on the top floor with a balcony overlooking Canary Wharf lake and the banks with outdoor garden furniture and fairy lights (click link to the booking portal page).

- A “Book Your Luxury Property” Booking page tab for my property - integrated calendar with Airbnb, [login to view URL], VRBO and Guesty. For 1 month booking, I’d like to put a discount of 13%, for 2 months is like to put 23%, and for 3 months I’d like to put 27% discount. Then it’s the usual collection of guest’s contact information and a summary of the booking information, plus the link to pay with Stripe. Then a “Congratulations!! Your booking has been saved!! An email shall be sent to you shortly…”. Then an automatic email is to be sent through.

In the principle booking tab, At the bottom, there can be an option for people with their portfolio to click a “Partner with Us” link - hosting their properties on my page. If they click that button, then a redirection of their contact information “Company Name” or “Name (if an individual host)” “Company Number (type N/A if an individual host”. then the following form in the one-page questionnaire should be “how many properties do you want to list with us” and input a text box so they can choose. At the bottom put of disclaimer: “You’re making the right choice! By promoting you directly, you receive our guests, and we receive 12% fee of the booking”.

- A “Corporate Lettings” page: a page where we directly deal with Landlords for company lets. A disclaimer at the top will read “These are exclusive off-market properties from our Landlord partners. We hold honesty and integrity as part of our core business and so expect dealings with any investor or co-Sourcer to be the same”. we would show a list of off-market properties are available for companies to let. In each property available on the page, when someone clicks, they will then be re-directed to a questionnaire: “1. are you a deal acquirer (Sourcer) or an investor?” Depending on the answer, if the former, then a form of details will be sent to them to collect their company name, company number and company email. the “Continue” tab should then redirect to “Please confirm that you hold a direct investor”, then a “yes” or “no” button underneath. If the former “yes” the next page should say “We will send you a co-sourcing agreement” to set out the conditions of them sourcing our properties available”. If “no” then the company contact form should be set out again to involve the third party’s company details. Have a disclaimer note at the bottom saying “we do not accept four-tiered deal acquisition. If you are found to involve a fourth deal sourcer, we shall no longer proceed with letting the property to the investor in question”. After “the I acknowledge” button, and the “continue” button, then “We will send you a co-sourcing agreement”.

Now, for the “I am an investor” button, after the “continue” the page shall redirect to a questionnaire of “do you have a portfolio of properties” then a set of “This is my first one” “1-5”, “5-10”, “10+”. Then the “Continue” button will redirect them to “How much is my rental budget” with an option of “£2000-£3000” “ £3000-£4000” “ £5000-£6000” or “ £6000+”. After that, the “Continue” Button will show the next question “What are your top 3 locations of investment” and then a Text Box for them to populate. The “Continue” button will then redirect them to “By choosing one of our luxury off-market properties, there is a sourcing fee of £4000 to be paid and a fully refundable deposit of £500 if you do not wish to pursue with any of our properties. Please fill out the contact information below so we can send you our NDA agreement, send you the deal analysis brochure, and schedule a viewing right away ” with the contact form of “Full Name” “Company Name” “Company Number” “Company Email”. And then when “Submit”, the next page should be “Woohoo! You’re Almost There To Secure Your Next Property. We Shall Contact You Shortly!”. An automatic email is to be sent to them.

- A “Contact Us” page - this is to be a form. The first dropdown tab should be “I am an…” “Investor”, “Deal Acquirer (Sourcer)” or “Landlord” or “Property Manager”. Depending on the dropdown, the next questions will automatically change. Following the previous order:

Font and Style
- This should be aesthetic and simple - I do not want a font that is too big or too small, but just the right size to catch the eye and make people aware. this is about luxury so a font that is simple but also aesthetic is to be used. No super cursive writing, that is too distracting. As for the colours, many of you reading this will have the experience of what is nice and psychologically “Wow I actually really love the website I’m designing” versus “Jesus, why did they want me to use their colours??’ I want something that is “Boss” “CEO”, “strong” “grrrrr” like all the successful people colours. I attach my logo - however, whoever redesigns the logo to show a more luxury and aesthetic boss logo (please propose your idea so that I may have a lightbulb moment and like you and proceed with your services)."
