Core functionality
• Property listings must support an advanced, multi-facet search (district, MRT proximity, tenure, price, bedroom count, HDB vs private, etc.) that returns results instantly without page reloads.
• Each agent and agency should have branded profile pages that pull in their active listings automatically and display verification badges.
• A built-in booking system has to let visitors request viewings, block calendar slots, and send confirmation emails to both parties.

Singapore-specific requirements
• Separate HDB category with fields such as flat type, lease balance, and ethnic quota notices.
• CPF affordability calculator embedded within every listing and as a standalone tool, using the latest CPF contribution rules.
• Automatic import of URA data (past transactions, PSF trends) via the official API, cached daily for performance.

Look & feel
It must remain fully responsive and preserve WpResidence’s update path.
