"I’m looking to build a straightforward web application for my paying-guest (PG) property using ASP.NET, Bootstrap, and C#. The focus for this first release is on two core areas:

• Room & Rent Management – I need an easy way to add rooms, assign a tenant name, start and end dates, monthly rent, and automatically calculate outstanding balances or generate a simple receipt.

• Maintenance Request Handling – Tenants should be able to submit a request form that logs the issue description, preferred access times, and urgency. I need a dashboard where I can mark each request as “in progress” or “resolved” and add internal notes.

Key technical details
• Single user role: only I will log in, so no multi-role logic is required at this stage.
• Data layer: MySQL (please set up tables and provide a .sql script for quick deployment).
• Stack: ASP.NET MVC or Razor Pages—whichever lets you move faster—styled with Bootstrap 5 and written in clean, readable C#.
• Code should be well-commented, with a brief README covering setup steps and any third-party packages.

Deliverables
1. Complete source code in a Git repository or zipped folder.
2. MySQL schema and seed data script.
3. A short deployment guide so I can publish the site to IIS on Windows Server.

This is an initial build; later I may add tenant self-service logins and other modules, so please structure the project so future features plug in easily.
