"**Project:** AI-Powered Real Estate Sales & Broker Funnel (GoHighLevel Ecosystem)

**Objective**
We need a proactive marketing & automation team to build a complete GoHighLevel-based funnel system with AI chatbots, AI voice calls, automation, and media assets. Delivery required in under 5 days. Fixed setup with possible ongoing work.

**Core Goals**

* Create two funnels in GoHighLevel:

1. **Investor Funnel:** Ad → Form → Presentation → Booking.
2. **Broker Funnel:** Recruit and manage real estate brokers.
* Centralize tracking, automation, and CRM inside GoHighLevel.

### Scope of Work

**1. Funnel Setup (GoHighLevel)**

* Build investor and broker funnels.
* Configure forms, CRM pipelines, pixel + CAPI tracking, Twilio/WhatsApp automation, booking calendar, and lead scoring.
* GoHighLevel will be the main CRM for all communications and reporting.

**2. AI Automations**

* **Chatbot (BotPenguin + GPT/Anthropic):** Prequalify leads, handle FAQs, book meetings, and escalate to human when needed.
* **AI Calls (Twilio):** Welcome new leads, confirm bookings, send notes to CRM.

**3. Content & Media**

* **AI Video Presentation:** 10–15 min explainer using HeyGen or Synthesia (script + production included).
* **Legal Video:** Private explainer on structure and ownership, hosted on Vimeo.
* **Brochure / Explainer Video:** Visual overview of the product for leads and brokers.
* **Copywriting:** Landing pages, emails, WhatsApp, chatbot, and ad copy.

**4. Ads & Tracking**

* Connect Meta Ads (Facebook/Instagram) to both funnels.
* Set up event tracking: Page View, Form Submit, Video Watched, Booking, Broker Registered.
