"Project Overview
Turnkey Laboratory Fit-Out project including BSL-2, BSL-3, Cleanrooms, Genomics Labs, Biobank, Open Labs, and support areas.
Architectural layouts (AutoCAD/PDF) are approved with finalized functional zoning.
The project is moving from Conceptual Design to Design Development (DD) for all mechanical systems.
1. Scope Overview
The appointed Mechanical Engineer will develop a complete Design Development (DD) Package for all mechanical systems based on approved layouts and concepts.
HVAC systems require rework and will proceed through three design stages: Concept → Schematic → Detailed Design.
All other mechanical systems will be developed to the Design Development (DD) level.
The scope includes detailed design, equipment selection, calculations, coordination with other disciplines, and compliance with Saudi and international standards.
2. Mechanical Systems to be Developed
a) HVAC Systems (Concept, Schematic, and Detailed Design)
Rework and finalize the HVAC concept based on updated space requirements and zoning.
Develop schematic and detailed layouts showing ducting, zoning, and equipment placement.
Define temperature, humidity, and differential pressure controls for BSL-2/3 and cleanroom areas.
Include ACH rates, filtration (HEPA/ULPA), energy efficiency, and full ASHRAE/local compliance.
b) Ventilation & Exhaust Systems (DD)
Detailed exhaust design for BSL-2/3 labs with HEPA filtration prior to discharge.
Airflow schematics and balancing for cleanrooms and containment spaces.
Local exhaust systems for fume hoods and biosafety cabinets.
Ensure pressure hierarchy and ventilation code compliance.
c) Water Systems (DD)
Potable and DI/RO/pure water distribution per lab needs.
Complete piping layouts, routing coordination, and test point provisions.
d) Drainage Systems (DD)
Sanitary and chemical waste drainage networks with neutralization systems.
Coordinate with floor slopes, furniture, and cleanroom constraints.
e) Laboratory Gases & Vacuum Systems (DD)
CO₂, Nitrogen, and vacuum systems per zoning and functional areas.
Gas cylinder storage, manifold integration, and NFPA/local safety compliance.
f) Fire Protection & Safety Systems (DD)
Sprinkler layouts, hydraulic calculations, and suppression systems (FM200/equivalent).
Fire alarm coordination within mechanical zones and Civil Defense compliance.
g) Specialized Mechanical Equipment (DD)
Design integration for genomics, biobank, and cleanroom process equipment.
Coordinate interfaces with HVAC, gases, drainage, and fire protection.
h) BMS Connection Points & Coordination (DD)
Identify and document all BMS connection points for mechanical systems (AHUs, FCUs, pumps, valves, etc.).
Prepare a BMS Interface Schedule showing signal types (AI, AO, DI, DO) and equipment monitoring requirements.
Mark all devices and sensors on mechanical layouts.
Coordinate panel locations, routing, and field accessibility with electrical/BMS teams.
Provide Excel + PDF schedules and interface data for BMS integration.
3. Deliverables
For HVAC Systems (3 Stages):
Concept Stage: Revised concept layouts and system narrative.
Schematic Stage: Preliminary layouts, zoning, and key equipment selection.
Detailed Stage: Full coordinated drawings, calculations, and BOQ.
For Other Mechanical Systems (DD Stage):
Mechanical drawings: HVAC, gases, water, drainage, vacuum, fire protection, and coordination layouts.
BOQ and technical specifications (all systems).
Interface drawings (ceiling/floor coordination).
Design calculations: loads, ACH, pressure drops, flows, and sizing (all available source files).
3D schematics for critical zones (cleanrooms, BSL labs, congested areas).
Compliance checklist against ASHRAE, ISO 14644, WHO, NFPA, and Saudi codes.
BMS Interface Schedule (PDF + Excel).
4. Coordination Requirements
Ensure full design alignment with architectural, electrical, structural, and lab equipment layouts.
Participate in coordination sessions to resolve cross-disciplinary issues.
Provide coordinated, constructible design ready for tender and implementation.
