"I need a clean, modern single-page real-estate site that mirrors a reference layout I’ll share with you once we start. The page should be organised around three on-page tabs—“Offplan”, “Sale”, and “Rent”. Clicking any of them simply scrolls or reveals the corresponding section without ever leaving the page.

Key flow: A first-visit pop-up collects a few user details, then stays hidden for the next 30 days (cookie or localStorage is fine). A right-hand contact form remains visible as visitors scroll, making it easy for them to reach out from anywhere on the page.

Each property is shown in a clean list view; include a simple search bar at the top so users can filter quickly, and a share button beside every listing so they can pass it along on their preferred social platform.

I’m looking for responsive code (desktop, tablet, mobile), smooth transitions, and lightweight assets so the page loads fast. Hand-over should include all source files and any instructions needed to deploy on a standard hosting account.
